Deposits and Payments

All deposits and payments made toward the purchase of a lot, spec home, or custom home are non-refundable, except as outlined below.

Refund Eligibility

A refund will only be issued if a purchased lot does not receive municipal servicing (water and sewer) due to fault or failure on the part of Sprucewood Estates.

If such a situation occurs, eligible purchasers will receive a refund of applicable deposits or payments made toward the affected lot.

Non-Refundable Circumstances

Refunds will not be provided for reasons including, but not limited to:

• Change of mind by the purchaser

• Financing issues

• Delays caused by third parties, utilities, municipalities, or events beyond our control

• Failure to proceed with construction after lot servicing is completed

Processing of Refunds

Approved refunds will be processed within a reasonable timeframe using the original method of payment, unless otherwise agreed in writing.

No Additional Compensation

Refunds, where applicable, are limited to the amounts paid toward the lot purchase. Sprucewood Estates is not responsible for additional costs, losses, or damages incurred by the purchaser.
